Broad Street, Countrywide Hospitality (ZC#15-027)

 

Requested Action

To consider the subject zoning change request.

 

Recommendation

The Planning and Zoning Commission held a public hearing on February 1, 2016, and voted 5-1 to recommend approval with the condition that the developer meet the 70% masonry construction requirement and eliminate the wall sign on the west building elevation. Chairman Wilshire voted nay and Commissioner Horn was absent.

 

Description/History

First Reading - February 22, 2016

The applicant has revised the development plans to comply with the stipulations recommended by the P&Z.

The subject property is currently in the Neighborhood Center Two Subdistrict of The Reserve PD. The current application, if approved, will add hotel among the permitted uses of the zoning.

The proposed SpringHill Suites Hotel is an upper-moderate all-suite brand by Marriott. It will have four stories and a height of 56' 6". There will be 88 rooms, a fitness center and swimming pool, complimentary hot breakfast and approximately 2,000 square feet of meeting space with a room divider.

The building will setback approximately 152' from the residential lots to the south.  The elevation that faces the homes will only have windows for the stairwell. There will be a screening wall and landscaping along the south property line as typically required for commercial uses adjacent to residential lots.

Second Reading - March 7, 2016

As shown by the the line-of-sight drawing from the architect, the screening for the elevation and other roof top equipment should not be seen from E. Broad Street or Cannon Drive.

Council has requested that the applicant provide information on the screen material and color.
