Description/History

Since early 2023 staff has been working with the land owner of 702 E Broad to swap the back portion of his property with the City’s front portion of 700 E Broad, at the corner of Walnut Creek. These efforts have included land necessary for relocating Fire Station #1, in which design has been initiated. The land swap agreement does not contemplate a monetary transaction, but does allow for the city to demolish both of the structures on each property, and ensure the zoning is finalized to the D, Downtown District. Additional efforts through engineering, were taken, in order to solve a downstream capacity issue, which relieved requirements for any detention for the Fire Station, the new land owner’s development, and Benson Manors property. This will allow for more commercial development that can be placed on the tax rolls and generate sales tax.

Justification

This will allow the Fire Station #1, currently located on Main Street, to be relocated so that Main Street properties can be redeveloped.
