Requested Action
To consider the proposed revision described below.
 
Description/History
The City Council approved the original Planned Development for this site in June of 2010.  The applicant is seeking approval for a minor modification to the proposed assisted living facility at the northeast corner of the site that is closest to the existing homes.
 
The proposed modifications represent an improvement to the pre-approved plans:
      1.  Increase building setback from the north property line shared with residential lots by about 16 feet
      2.  Lower the height of the north-most office/clinic building (see attached drawing showing the pre-approved
           over the proposed
      3.  Lower the ornamental towers (see attached drawings)
      4.  Change the parapet wall of the assisted living to a mansard roof line to be more compatible with existing
           homes (see attached drawings)
      5.  Add architectural brackets under eaves
      6.  Increase overall tree count by 17 (see attached landscape plan); 9 of the additional trees will be between in
           the building and residential lots
      7.  Reduce parking by 18 spaces to minimize pavement and drainage
      8.  Add a delivery lane to the office/clinic building to avoid parking in fire lane
      9. Add a service lane for the kitchen and dinner room to avoid parking in fire lane
 
The proposed modifications will not alter the pre-approved screening landscaping along the property lines shared with the adjoining residential lots.
