Requested Action
To consider the subject zoning change request.
Recommendation
The Planning and Zoning Commission held a public hearing on September 2, 2014, and voted 5-1 (Neuman) to recommend approval subject to adding an 8-foot cedar wood fence along the north property line in lieu of the 8-foot masonry wall required by the Ordinance. Commissioner Neuman is of the opinion that we cannot deviate from the masonry wall requirement. Commissioner Smithee was absent.
Description/History
The applicant is requesting PD zoning for a day care and associated uses with a few modifications from the C-2 requirements:
- Using an 8' cedar wood fence along the north property line in lieu of an 8' masonry wall;
- Using existing trees from the heavily vegetated site in lieu of planting and irrigating new trees in the rear of the property where play grounds are proposed; and
There is an existing house north of the property that will benefit from keeping the existing vegetation. The property to the south and west is Corp of Engineers flood plain property.
