Requested Action
To consider the subject zoning change request.
 
Recommendation
The Planning and Zoning Commission held a public hearing on May 4, 2015 and voted 6-0 to recommend approval. Commissioner Knight was absent.
 
Description/History
The property is in an area that is mostly zoned SF-7.5/12 except for some offices and commercial uses along Broad Street. The proposed PD will provide for a 2-story, 3,411 square foot single-family home and a 1,200 sf accessory building to be used as a hobby workshop and garage.  In keeping with the architectural characteristics of Historic Mansfield, the applicant is proposing a cottage style home that will have hardieplank and shingled sidings and several design elements shown below. The accessory structure will match the main structure.

- Garage access and parking in the rear
- Limited brick façade in favor of cementatious siding
- Simpler roof form in lieu of multi- or high-pitch roof
- Windows (seen from the street) made of wood, material resembling wood, or wood with vinyl/aluminum cladding
The PD will allow the property owner to: 1) build within a 40' setback of the adjacent office zoning; and 2) not erect an 8' screening wall along the property line shared with the office.
