Recommendation
The Planning and Zoning Commission considered the request on November 20, 2017, and voted 7-0 to recommend approval with the condition that Exhibit A be corrected, which the applicant has since done.
Description/History
The subject property consists of approximately 1.594 acres and is located on the north side of Broad Street, east of Miller Road.
The applicant is requesting a Detailed Site Plan review in order to build a medical office building. The property is part of the Mansfield Medical Plaza Planned Development (PD), which requires a Detailed Site Plan review & approval for each developed lot.
This lot will include a 17,844 sq. ft. two-story medical office building. The development will be served by a parking lot with 89 parking stalls, which meets the PD requirements of 1 stall per 200 sq. ft. of medical office space. The parking lot provides for complete two-way traffic circulation around the building and cross-access to the existing development street network and adjacent lots. The lot will have full access to Broad Street via an existing shared access point between this lot and the medical office building to the east, as well as right-in/right-out access to Broad Street via an existing shared access point between this lot and the Walgreen’s to the west. The development also includes a covered patient drop-off/pick-up lane at the main entrance to the building.
The development will include a sidewalk, shrubs, and ground cover around the perimeter of the building, as well as a connection to the existing sidewalk along Broad Street. The parking lot will include shade trees and ...
