Requested Action

To consider the subject Zoning Ordinance Amendment.

 

Recommendation

The Planning and Zoning Commission held a public hearing on August 3, 2015 and voted 6 - to approval.  Vice-Chairman Dodson was absent.

 

Description/History

City Council has modified recent applications for SF-7.5/16 zoning to SF-7.5/18 in order to increase the minimum floor area from 1,600 to 1,800 square feet.

Section 8600.G of the Zoning Ordinance currently prohibits applicants for SF-7.5/18.  The proposed amendment would allow applications for SF-7.5/18, while prohibiting further applications for SF-7.5/16.

In addition, the proposed amendment would revise the minimum side yard setbacks for the SF-7.5/18 District from 5 feet for a single-story house and 7.5 feet for a multi-story house to 5 feet on one side and 10 feet on the other.  The revised setback is consistent with the requirements for the other single-family residential districts.
