Description/History

The developer has revised the plan to show 64 new trees in the open space area that also serve as storm water retention area. Forty of the new trees have been upgraded to 5” caliper size per staff’s suggestion, and the 12 trees along the street edges have been upgraded to 4” caliper. The other street trees (1 per lot) plus front yard and back yard trees (2 per lot) are also at 4” caliper.
There are 66 existing trees remaining in the open space (field verified by staff), which brings the total number of new and existing trees to 130 trees. The developer is also providing walking trails on both sides of the open space and landscape beds in the northwest and southeast corners in order to meet the original design of the open space approved by Council.
No new trees were originally approved for the open space area since there was no need to plant trees under the previous tree canopy. The trees indicated in the approved PD landscape plan were intended for the residential lots, not for the open space.

The applicant will appear before Council with new drawings showing new trees to make up for some of the trees that were removed and discuss other improvements.
The City Council approved the original Planned Development for this site in June of 2013. The applicant is seeking approval for a minor modification to the proposed park and walking trail area due to changes in the grade of these lots to accommodate drainage facilities.
The proposed modifications are as follows:
1. Removed some mature trees due to grading and enlarging the detention/retention area.
2. Move trails further to the edges of the lot due to grading and sloped area.
