Requested Action
To consider the requested change of zoning.

Recommendation
The Department of Planning and Development Services recommends approval, with the following conditions to be noted on the Development Plan depicted in Exhibit “B”:

i. That the permitted uses of the property be expressly limited to only those commercial uses that are permitted as a matter of right under the provisions of Section 155.057 of the Mansfield Zoning Ordinance (i.e., Neighborhood Design Standards); and
ii. That a drive-through facility in accordance with all applicable provisions of the Mansfield Zoning Ordinance be permitted as a matter of right.

The Department of Planning and Development Services further recommends that a note be added to the Building Elevations depicted in Exhibit “C” that clarifies the use of stucco (three-coat) or exterior insulating finishing systems (E.I.F.S.) or similar material.
