Requested Action

To consider the subject zoning change request.

Recommendation

The Planning and Zoning Commission held a public hearing on August 3, 2015, and voted 5 - 1 to recommend approval. Commissioner Polozola voted nay due to the 65 foot wide, 7,500 square foot lots.  Vice-Chairman Dodson was absent.

Description/History

October 12, 2015 - First Reading

The applicant has requested that the zoning change application be withdrawn.

September 28, 2015 - First Reading - Tabled to October 12, 2015

The developer has submitted a request for time extension as he is currently trying to do further due diligence with builders and determine if there is any way to pursue a more reasonable alternative with Tarrant Regional Water District easement.

August 24, 2015 - First Reading - Tabled to September 28, 2015

In May, Council reviewed the applicant’s concept plan and suggested that access to the subdivision through the commercial driveways on Hwy 287 be gated.

The applicant has chosen to develop under the SF-7.5/18 zoning instead of smaller lots in a planned development.  The proposed zoning is compatible with surrounding land uses and the development will be governed by the residential development standards.

The applicant is aware of Council’s desire for gated access unless he is successful in making a public street connection with Mouser Way to the north.
