Recommendation
The Planning and Zoning Commission held a public hearing on April 20, 2015, and had questions and concerns regarding the 1,200 square foot minimum floor area and the consistency of sidewalks throughout the development.
Description/History
The applicant is seeking feedback for a single-family residential development of 5,500 sf lots prior to submitting a formal zoning change application for PD and a detailed development plan. The property is located behind the retail uses along Hwy 287 and is sandwiched between the Tarrant Regional Water District easement and the Hogpen Branch floodplain.
The development will have 47 single-family lots and four open space lots. There will be two points of access plus a gated access into Big Lots parking lot for emergency response. The HOA will be responsible for the maintenance of the open space lots and the gated access.
The base zoning is SF-6/12 with modifications to reduce setback, lot area and lot dimensions as outlined in the chart on the Concept Plan.
The developer has committed to meeting the Community Design Standards in Section 4600 of the Zoning Ordinance. In response to P&Z's comments, the developer has revised the concept plan that sidewalks will be provided adjacent to open space lots and SF lots and increased the minimum floor area to 1,600 square feet.
The review of this Concept Plan does not grant any change in zoning.
