Requested Action

To consider the subject request for specific use permit.

 

Recommendation

The Planning and Zoning Commission held a public hearing on September 8, 2015 and voted 5-0 to recommend approval. Commissioners Smithee and Knight were absent.

 

Description/History

The property is located at the southeast corner of Lifetime Fitness’s parking lot, next to Villas di Lucca.  The developer plans to put three restaurants at this location - Bahama Buck’s, Luna Grill and the 3rd one is undetermined.  Bahama Buck’s at the western end of the building has a drive through facility.  The proposed site plan complies with the commercial development design standards as well as the new requirements on restaurant with drive through facilities.

- Two points of access

- Shared drive approach to Debbie Lane with Lifetime Fitness

- Cross access to the parking lots of adjacent properties

- Stacking lane parallel to the street will be located behind the building

- Stacking lane will be clearly delineated

- Stacking lane will be integrated with on-site vehicular and pedestrian circulation and not exit directly into the street

- A by-pass lane will be provided between the stacking lane and landscaping median

- Stacking lane will accommodate at least five stacking spaces before the order board and four stacking spaces between the order board and the transaction window

- Stacking lane will have a minimum width of 10 feet

- Stacking lane exposed to the adjacent property will be screened by shrubs along the rear lot line

- A 20’ wide landscape buffer will be provided along the side lot lines
