Requested Action
To consider the subject request for specific use permit.
Recommendation
The Planning and Zoning Commission held a public hearing on June 1, 2015 and voted 4-2 to recommend approval. Vice-Chairman Polozola Dodson and Commissioner Polozola voted nay because they felt that the proposed land use is not the highest and best use for this location.
Description/History
Auto repair is a restricted use in the Freeway Overlay District that requires a Specific Use Permit. The proposed use will be Driver’s Edge Auto Repair. It will replace the Firestone approved for this location in 2011. The application has demonstrated compliance with the requirements of the Zoning Ordinance:
- Service bays setback at least 100’ from the front property line and not facing the street or highway
- Wider landscape buffer plus extra trees and shrubs to enhance curb appeal and minimize the view of service bays
- Service bay doors shall be painted a neutral or earth tone color
- Vehicle stored overnight shall be in an enclosed space
- There shall be no outside storage of goods, products or other materials
- Repair services shall be limited to light mechanical service or repair (see list in site plan)
