Requested Action
To consider the requested change of zoning.

Recommendation
If approved, the Department of Planning and Development Services recommends the following conditions:

1. That the architectural design of the buildings be in strict compliance with the drawings, illustrations, and other graphics depicted in Exhibit “C”;
2. That the other commercial uses excluding the car wash be limited to those neighborhood oriented uses that were approved for the PD, Planned Development District for the Parkside community located nearby; and
3. That at least one (1) of the retail buildings and the required civic space shown on the site plan in Exhibit “B” be constructed at the same time as the car wash. A Certificate of Occupancy shall not be issued for the car wash prior to the completion of construction of said retail building and the installation of the required civic space.
