Requested Action
To consider the subject zoning change request.
Recommendation
The Planning and Zoning Commission held a public hearing on October 21, 2013, and voted 6-0 to recommend approval, with the addition of an 8-foot masonry wall along the property lines abutting residential lots. Commissioner Polozola was absent.
Description/History
The Mouser Electronics property was zoned PD in 2005. The company is amending the original PD to expand the warehouse facility and parking. With the proposed expansion, the warehouse will be increased from 304,221 to 555,721 square feet (see tabulation at the upper left corner of Exhibit B).
The proposed expansion will use similar design and materials as the existing facility. The new PD will accommodate the non-masonry construction (concrete panels) and the lack of building articulation as the original PD has done for the existing facility.
The expansion will incorporate the land east of the existing facility that is zoned SF-7.5/16. There will be 7.54 acres left after the proposed warehouse and parking expansion. The company is unsure of future plans for the 7.54 acres. They will submit detailed plans for Council's approval prior to building permit.
