Description/History
The property is zoned PD in Neighborhood Center One Sub-District of The Reserve PD. When Council approved this zoning, they requested that each pad site come in for site plan approval. The applicant is complying with this request. This is considered an "Eating Place with Drive-Through Service", however, the zoning was in place prior to Council requiring these uses to get an SUP. Therefore, this site does not have to comply with the newly adopted rules for fast food service, such as the 20' buffer yards and the stacking lane requirements.
This site was previously approved for a Dairy Queen. The proposed plan complies with the Neighborhood Center One regulations of The Reserve.
