Requested Action
To consider the proposed revisions described below.

Description/History
Oak Preserve has two large utility easements that run through the property: an Oncor easement approximately 165 feet wide, and a Tarrant Regional Water District (TRWD) easement approximately 130 feet wide. There is also a 15-foot wide gas pipeline easement immediately to the west of the Oncor easement. Oncor and TRWD will not allow the developer to plat any residential lots that incorporate parts of their easements.
Because of this restriction, a change in the lot configuration was necessary to avoid platting lots on the easements and to relocate the detention ponds elsewhere in the subdivision. The effect on the number of lots is as follows:

The revised lots meet the minimum lot size, width and depth required by the Oak Preserve development standards.
In addition to revised lot layout, restrictions on encroachments into the easements have necessitated changes in the proposed amenity center and subdivision screening as shown in the revised exhibits. The easement restrictions prohibit permanent structures such as fences, screening walls and landscaping from being placed in the easements.
Based on the developer’s current construction plans, there are several drainage issues that may require channels or other drainage infrastructure to be constructed through the sports field to convey water to the pond. This may affect the size, location or use of the open space on the south end of the private park.
