Requested Action
To consider the subject zoning change request.

Description/History
The applicant is seeking a minor amendment to the Planned Development for Broad Street Medical, which was approved 12 July 2010. The following is a summary of the proposed revisions.

Single-Story Portion of Facility
· Building shifted 19’ to the west and is now 75’ instead of 56’ off the neighbors’ property line
· Building shifted 24’ to the south and is now 140’ instead of 114’ off the neighbors’ property line

Two-Story Portion of Facility
· Building has been shifted 6’ farther south
· The northeast corner of the building is 72’ from the closest point on the neighbors’ property line; the same distance as was on the council-approved plan
· Building has been widened 11’ to the west and 11’ to the east
· Largest Increase in width to the east occurs a minimum of 93’ from the closest point on neighbors’ property line
· Widening the building allows for practically all of the common area activities, including dining, previously planned for the single-story portion of the facility, to be located in the two-story portion (i.e. away from the adjacent neighborhood)
· One large courtyard instead of two smaller courtyards, making it more functional for the residents
· Secondary entrance added to the southwest corner of the building to shift some traffic away from the northern portion of the facility (i.e. away from the adjacent neighborhood)

General
· The percentage of brick and stone has been increased to 80% from 70% on the council-approved plan
