Requested Action

To consider the subject zoning change request.

 

Recommendation

The Planning and Zoning Commission held a public hearing on March 21, 2016, and voted 4-1 (Wilshire) to recommend approval.  Vice-Chairman Smithee and Commissioner Hudson were absent.

 

Description/History

The property is located south of Mellow Mushroom and across from The LOT (Live Outdoor Theater). The zoning change will accommodate three new restaurants. There will be a courtyard for outdoor seating and overhead doors that purposely open the building interior to the courtyard. One of the buildings will incorporate the existing service station into an expanded structure and use the existing canopy for outdoor seating.

The development design includes parallel parking on Main St, buildings near the front property line and a majority of the parking in the rear. It is part of the redevelopment encouraged and envisioned by the City in its downtown redevelopment plans. The location of the restaurants will take full advantage of the Pond Branch linear trail and nearby entertainment venues.
