Description/History
In 2005, the MPFDC accepted a land donation from Arcadia, Inc. through the requirements of the Park Land Dedication Ordinance for property along the North side of the pond area in the Woodland Estates development to create two neighborhood parks and a future trail connection along Hog Pen Branch. Recently, staff discussed with Arcadia’s Developer, Bill Gietama, the possibility of MPFDC accepting a land donation of the property on the South side of the ponds in the Woodland Estates development.

Arcadia is asking for a “Park Land Dedication Credit” for any future Arcadia residential development built in the next five years. This will be administered through a Developer’s Agreement between Arcadia and the City Council. If Arcadia has a residential development occur after five years, the credit will not apply to the 12-acre donation on the South side of the ponds in the Woodland Estates area and the new development will have to meet all Park Land Dedication Ordinance requirements.

The MPFDC accepted the land donation and the Developer’s Agreement for future dedication credit at their regular meeting on April 19th by a vote of 6-0 contingent on receipt of a clear Title Policy and Warranty Deed for the property.
Justification
This additional property will one day tie into a future linear park trail along Hog Pen Branch. The City and MPFDC own land in close proximity or adjacent to this property and the land donation will make a good connection point for a trail system as outlined in the 2009 adopted Parks, Recreation, Open Space and Trails Master Plan.
