SD#23-004: Plat Vacation of Southpointe Phase 7 on approximately 58.801 acres generally located on the east side of South U.S. 287, approximately 1,800 feet south of Lone Star Road and west of Julian Feild Street; Graham Associates, engineer, DFWTX Development, Inc., owner.

 

Description/History

 

The final plat for Southpointe Phase 7 was originally approved by the Commission on April 9, 2019. Due to construction delays and the sale of the property to a new developer, the original unfiled plat expired on April 1, 2021. The plat was then approved again on March 22, 2022. Southpointe Phase 7 consists of 180 single-family residential lots and 6 open space lots.

 

The developer is applying for a vacation of the plat. According to the developer, the reason for vacating this plat is to return the platted lots and right of way to a single tract of land. Once the plat has been vacated, the developer will need to submit a new preliminary plat for the entire property and final plat for each phase, Southpointe Phases 7A and 7B.

 

The developer has provided written consents from authorized representatives of each utility provider serving the property. The plat vacation application meets the requirements of the Subdivision Control Ordinance.

 

Recommendation

Staff recommends approval.
